PM REALTY GROUP WINS FIVE-PROPERTY ASSIGNMENT IN DALLAS

DALLAS - PM Realty Group (PMRG), a national, full-service commercial real estate firm, recently renewed an agreement to provide leasing and property management services for five properties along Greenville Avenue in Dallas.

Known as Forest Green Park, the properties span from 11510-11880 Greenville Avenue and encompass 194,034 square feet. The properties include an office tower, two garden office buildings and one “office flex” building, which features office space in the front of the building and an industrial loading dock in the building's exterior.

PMRG had been providing leasing and property management services for all five buildings for the past four years. ARI Forest Green Partners, which is made up of Dallas-based PRG Realty Partners and Los Angeles-based Adler Realty Investments, Inc., purchased the properties in fall 2005. Upon finalizing the sale, ARI Forest Green Partners continued the engagement of PMRG to provide leasing and property management services.

“We interviewed several firms, and decided that PM Realty Group could combine the necessary engineering muscle from their national facilities management expertise with local market leasing experience,” said J.D. Kelley, partner of PRG Realty Partners. “Their commitment to an on-site leasing presence sealed the deal.”

ARI Forest Green Partners intends to perform numerous upgrades to the properties and install a significant amount of new mechanical equipment. In addition to leasing and property management services, PMRG will be handling the engineering services and construction management related to these upgrades.

“The current industry trend is to award leasing and property management services to real estate companies entering into joint ventures with their clients,” said Bernard Deaton, executive vice president, managing director for PMRG's central region. “While PMRG is not a part of the ARI Forest Green partnership, I believe our ability to offer a comprehensive array of services made us the best-suited company for the assignment.”
