In March 1987 BetaWest, Inc., a development arm of U.S. West, with C. Itoh and Citybank (Hawaii) broke ground on a new 180,034 square foot leasehold office building located in downtown Honolulu at 201 Merchant Street. City Financial Tower was one of the last architectural efforts of the late Minoru Yamasaki, perhaps best known for designing the World Trade Center. In March 1989, the Employees' Retirement System of the State of Hawaii (ERS) acquired City Financial Tower as their first direct investment in real estate. (Before then, the trustees had invested in real estate, but all through funds run by others, such as life insurance firms.) The grand opening of City Financial Tower was held on June 8, 1989. Today, 20 years later, ERS continues to hold this asset which serves as their corporate headquarters where they occupy 27,000 square feet. PM Realty Group (successor in interest to BetaWest) continues to maintain its long standing relationship with our first Hawaii client, ERS.
ERS and its asset manager, Heitman Advisory Services, have long been known for their ownership objective of maintaining City Financial Tower at the highest of industry standards. Recent projects include: 1) a garage lighting retrofit that resulted in total annual savings of $23,650 with a utility rebate of $10,892, 2) an office tower lighting retrofit with occupancy sensors resulted in total annual savings of $97,390 with a utility rebate of $63,000, and 3) additional annual savings of $41,000 from a combination of operational modifications, in house repairs and urinal/lavatory retrofits. Future projects planned include window tinting to reduce heat load and glare, elevator modernization, and LEED EB certification.
