As Executive Vice President, Bryant Nail oversees all mixed-use, high-density urban development projects for PM Realty Group (PMRG).
Mr. Nail brings more than 20 years of experience in real estate development, not only in high-density urban development but also in retail, office and the hospitality industry.
Prior to joining PMRG, Mr. Nail served as Partner and Vice President of Development for Amicus Partners, Ltd. where he was responsible for all aspects of mid to high-rise residential development projects in Addison Circle, Dallas, Houston, and Plano. Among the notable projects he worked on is the Eastside Village development, a four-story wood frame project adjacent to the Downtown Plano DART Station.
Before Amicus Partners, Ltd., Mr. Nail worked for Post Properties, a publicly-traded REIT based in Atlanta, as Vice President of Development in the Western region, encompassing all aspects of real estate development, including land acquisitions, financing, political interface, design and construction, property development, as well as leasing and marketing. He was responsible for development projects in Jackson, Mississippi, Dallas, Addison, and Denver, Colorado; including the highly received and awarded new mixed-use community, Addison Circle Phases I and II, in Addison, Texas, and the St. Luke's hospital site development in Denver. Both prospects were public private partnerships where the municipalities contributed over $20 million for infrastructure to support the developments.
Mr. Nail is a member of the Urban Land Institute (ULI) and its Urban Revitalization Council, The Real Estate Council (TREC) of Dallas and serves on the board of directors for the Addison Business Association.
As Senior Vice President of Development & Acquisitions, Mr. Demiano brings more than 25 years of industry experience involving the commercial, mixed-use, industrial and healthcare real estate markets, including all aspects of leasing, site acquisitions, development, financial analysis, and property/facilities management experience.
Mr. Demiano manages the Houston development project team and has overseen over $550 million in office building and mixed-use development projects while at PMRG. In addition, Mr. Demiano works with the PMRG Acquisitions team, with regard to any underwriting and financial analysis of PMRG mixed use and office development projects.
Prior to joining PMRG, Mr. Demiano served as Senior Vice President of Corporate Real Estate for Amegy Bank of Texas (an affiliate of Zions Bancorporation).He was responsible for acquisitions, banking center distribution strategy and corporate office development for Amegy’s real estate portfolio, which totaled over a million square feet. He also worked with the bank’s REO group in repositioning assets and taking them to market for disposition.
Mr. Demiano holds a Bachelor of Science degree from Texas A&M University and a Master of Business Administration degree in Finance from the University of Houston. He is a licensed Real Estate Broker in the state of Texas and is a member of the Building Owners and Manager Association (BOMA) and the Urban Land Institute (ULI). He has also served on several Hospital System advisory boards within the state of Texas.
In the role of Senior Vice President of Development and Investments, Mr. Smith generates national investment and development opportunities and complex acquisition and disposition strategies for PM Realty Group. Mr. Smith additionally executes development related initiatives and oversees the asset management function for PMRG’s healthcare division.
Mr. Smith’s prior experience most recently includes over ten years of healthcare development and investments with both Quorum Equities and Edge Realty Partners.
Smith came to PMRG having advised on a broad range of strategic issues, including healthcare/commercial development, joint ventures, mergers & acquisitions and the restructuring and divestiture of numerous assets. His assignments have included Fortune 500 companies as well as major healthcare systems including Yahoo, Target, Starbucks, McDonald’s, Neiman Marcus and Costco; Texas Health Resources, Baylor Healthcare System and Tenet Healthcare Corporation, representing an aggregate principal amount of over $1 billion.
Mr. Smith holds a dual BBA in Finance/International Business from Baylor University.
Peter Phillips assumes the position of Senior Vice President, Development and Construction Services and will oversee the execution of PMRG’s healthcare initiatives in the acute/sub-acute hospital sectors, medical office and outpatient facilities.
Previously, Mr. Phillips served as Vice President and Director of Construction Management for eight years at HealthCap and its predecessor entity.
During Mr. Phillips prior tenure, he has successfully managed the delivery of 24 healthcare developments, in 12 states, consisting of over one million square feet with collective budgets in excess of $300 million. These projects include general acute care hospitals, inpatient rehabilitation hospitals, skilled nursing facilities, long term acute care hospitals, ambulatory surgery centers, medical office buildings, and assisted living and memory care communities.
Mr. Phillips holds a Master of Finance and a Bachelor of Engineering (Civil) from the University of New South Wales, Australia.
As Senior Vice President and Controller, Diane Rahn oversees the accounting and financial reporting of over 150 properties for over 40 clients in the Central and Eastern divisions. In this role, Ms. Rahn directs a staff of managers, accountants and support personnel to deliver consistently accurate, timely, and complete financial reports to our clients.
Ms. Rahn has been with PMRG for over 15 years holding various roles within the company. She recently served as Senior Vice President of Investments where she oversaw the accounting for all PMRG-owned assets. Prior to this role, she served as Senior Vice President of Facility Services as the Finance and Administrative Executive on the JPMorgan Chase (JPMC) facilities account. In this capacity, Ms. Rahn was responsible for the financial and administrative functions of a portfolio with more than 300 employees who provided engineering services across 14 states and Western Canada totaling more than 27 million square feet of facility space. Ms. Rahn’s responsibilities included monthly and annual financial client reporting for an annual budget of over $30 million and vendor account management related to fleet vehicles, cell phones, and uniforms for the engineers assigned to the JPMC account. Ms. Rahn’s role also allowed her to work with operational personnel to streamline processes and manage projects efficiently to meet client objectives and initiatives in all facility management areas. Preceding this work, Ms. Rahn was Vice President of Facility Services for PMRG’s facility services’ clients (including JPMC, Chevron and CenterPoint), Assistant Controller of the Central Division and Assistant Controller of the Eastern Division. Prior to joining PMRG, Ms. Rahn was Vice President/CFO for a Houston-based general contracting company and has over 30 years of accounting, administrative, and operational experience in various industries, including over 15 years in property and facility management.
Ms. Rahn is a graduate of Our Lady of the Lake University with a Bachelor of Arts degree in Management.
As Vice President of Development and Construction Services for PMRG’s Dallas Development Team, Chad Suitonu primary focus is specifically on Healthcare.
In this capacity, Mr. Suitonu is responsible for directing and overseeing the development and construction of several PMRG medical developments with current construction budgets exceeding $40,000,000. Additional responsibilities include project management for ground-up shell construction, retrofits and tenant improvements.
Prior to joining PMRG, Mr. Suitonu spent the last five years working in the Dallas market in a project manager capacity for both Newmark Grubb Knight Frank/Fortis and Turner Construction Company. In addition to his construction experience, Suitonu brings a strong leadership background to PMRG. From 1999-2008, he served as a member of the US Army Corps of Engineers where he last served as a Company Commander in Afghanistan.
He holds a B.S. in Operations Research from the United States Military Academy at West Point, NY; a Master’s Degree in Public Policy & Administration from the University of Missouri; and an MBA from Southern Methodist University.
As Marketing and Leasing Manager, Paula Boyles manages the marketing and public relations efforts of PM Realty Group’s (PMRG’s) development team, providing direction and preparation of proposals, reports and presentations. Ms. Boyles is an integral member of the medical leasing team and has worked on the successful lease-up of over 300,000 square feet in the DFW area. Additionally, she is responsible for the design, establishment, and maintenance of an organizational structure to effectively accomplish the goals and objectives of PMRG’s development team.
Ms. Boyles brings more than 10 years of experience in commercial real estate and development services. Her marketing and management background includes directing and managing cross-functional teams; leading both support and sales professionals; interfacing with physicians, investors and Fortune 50 CEOs; developing metrics for client satisfaction within multi-unit organizations and implementing practices and procedures to ensure their attainability.
Prior to joining PMRG, Ms. Boyles served as Director of Operations for another regional development firm where she was responsible for directing, managing, and implementing the key business strategies.
