DALLAS, TX - PM Realty Group, one of the nation's leading full-service commercial real estate firms, today announced that it has been awarded the exclusive property management and leasing assignment for four Dallas area office buildings totaling 823,000 square feet by Koll Bren Realty Advisors. The contract expands the firm's management and leasing portfolio in the Metroplex to 3 million square feet.

The assignment includes the property management and leasing of Gateway Tower, Promenade, and Empire One office buildings, as well as the exclusive leasing assignment for Carillon Tower.

Under the direction of Bill Goeke, senior vice president and director of PM Realty Group's Southeast division, Carmaleta Whiteley, assistant vice president, will oversee the leasing and marketing at the four properties. Gail Fair, senior property manager, will oversee day-to-day operations at Gateway Tower, Promenade, and Empire One. According to Goeke, several capital improvement programs are planned for the property management portion of the portfolio in order to reposition the buildings and maximize their leasing potential.

About the Portfolio

Property Management and Leasing:

• Gateway Tower, located at 8111 LBJFreeway in Dallas, is a 15-story office building totaling 263,941 square feet. The building currently is 82 percent occupied. Major tenants include Baylor Health Network and Humana Health Plans.
  
• Promenade, located at 300 North Coit Road in Richardson, is a 15-story office building totaling 222,399 square feet. Currently 92 percent occupied, the building's major tenants include Compass Bank and Fitness Connection.
  
• One Empire, located at 1140 Empire Central in Dallas, is a six-story office building totaling 80,413 square feet. The building currently is 61 percent occupied. Major tenants include Hargrave Detailing and Choice Homes Texas.

Leasing Only:

• Carillon Tower, located at 13601 Preston Road in Dallas, is a 10-story office building totaling 256,697 square feet. The building currently is 95 percent occupied.
